How the Process Works
01
Pre-Design & Feasibility
We take measurements of your lease space while evaluating local zoning and Ontario Building Code permissions. Identifying "Change of Use" triggers and utility capacities early protects your project timeline and prevents costly lease surprises.
02
Schematic Design
We design floor plans to optimize operational efficiency, balancing client experience, staff workflow, and accessibility compliance. Through collaborative revision rounds, we refine your layout to support your business goals and reflect your brand identity.
03
Design Development & Consultant Coordination
We develop life-safety details, fire-resistance separations, and MEP system routings to meet strict commercial tenancy standards. By coordinating engineering specialists early and delivering cost estimates, we mitigate risk and protect your project budget.
04
Permit Drawings
We compile a complete tenant fit-up package containing detailed partition plans, reflected ceiling layouts, and mandatory commercial occupancy code matrices. You will receive a permit-ready package designed for municipal review to keep your buildout schedule on track.
05
Construction Support & Field Review
We serve as a technical liaison between your general contractor and base-building landlord, resolving field queries and evaluating custom shop drawings. Dedicated site observations ensure your commercial project is executed as designed.

Supplementary Services
Interior Finishes Package
-
Integrated spatial planning detailing millwork location, material, finishes, and paint selections that match your style and budget. The client will be presented with options and will make the final decisions. This stage is done after permit approval and includes interior renderings. Detailed interior elevations and details as needed. Includes two revisions; additional reviews are to be charged on an hourly basis.
Post Construction Record Drawings
-
Updates to your final drawing package to reflect hidden site adjustments, structural substitutions, or deviations during the construction phase.
Extended Site Observation
-
Supplementary site visits to observe general conformance of design intent. Charged per visit.
Minor Variance & Committee of Adjustment Support
-
If your proposed addition requires a Minor Variance to bypass municipal zoning bylaws (such as setbacks or lot coverage), this Supplementary Service covers the generation of specialized site optimization metrics, formal application preparation, and professional representation at Committee of Adjustment hearings.
Investigative Selective Demolition Coordination
-
For older or heavily modified homes, it may be necessary to look behind existing finishes before finalizing structural tie-ins. This service coordinates a contractor to perform selective, localized demolition to visually verify framing conditions before final permit drafting.
Landlord Review & Design Submission Packages
-
In case a formal, written sign-off from property management or an institutional landlord is required before permit submission. This Supplementary Service provides the targeted design documentation and leasehold metrics necessary to pass corporate review boards. We adapt the technical sets to comply directly with your building’s specific Tenant Criteria Manual, if applicable.
